8 Government imposed Activity Centres from Kew to Ashburton

  • Apartments up to 6 storeys across large neighbourhood catchments within 10 minutes
    walk of 8 train and tram shopping strips (cores) including heritage streets
  • Apartment Towers up to 16+ storeys in the 8 cores
  • Apartment & townhouses heights will transition from the towers in the core to 4-6 storey
    apartments, then 3-4 storeys depending upon distance

In any street – taller townhouse & apartment developments

  • If the Minister for Planning approves a “Great Design” zoned height & setbacks can be
    exceeded. You have no right to object or go to VCAT
  • the Minister for Planning can vary planning rules if developer offers 10% affordable
    housing (in cash or dwellings). You have no right to object or go to VCAT

In any General Residential Zone within 800m of a train station

  • Generic pre-approved apartment designs up to 3 storeys. No right to object or go to VCAT.

Lower building standards for all townhouses & apartments up to 6 storeys

  • Homes much closer together, less privacy, solar overshadowing allowed, reduced tree
    canopy, heritage loss, hotter streets & less overall liveability

No objections or review at VCAT

  • You have no right to object and go to VCAT if a developer’s townhouse / apartment plan
    meets code – Council has to issue a permit
  • Minimal funding for new infrastructure & upgrades
  • 65,500 new homes by 2051 (90% increase)
  • Boroondara Council’s plans for more housing overridden
  • Loss of heritage
  • Planning permits issued in breach of restrictive covenants

CRUCIALLY THESE CHANGES ARE NOT A SOLUTION TO THE HOUSING CRISIS
